On February 5, 2024, Panattoni Development Company submitted a preliminary/final plan to build the Trindle Spring Trade Center, a 1,205,280 sq. ft. warehouse located between Texaco Road and Mulberry Drive.
This project combines the two separately-owned, adjacent properties totaling approx. 122 acres:
401 Mulberry Drive is split-zoned I2-General Industrial and I1-Light Industrial
Owned by Donald Yorlets and Nancy Livingston, et al.
107 Texaco Road is zoned I2-General Industrial
Owned by the Triple J Group LLC; site of Eichelbergers drilling contractors
Building size: 1,205,280 sq. ft.
220 truck docks
254 trailer parking spaces
527 automobile parking spaces
The main access is Keener Drive onto Texaco Road (T-583). A gated emergency access is also shown at 107 Texaco Road.
The developer has not provided names of any prospective tenant(s) at this time. Their client list on their website includes: Amazon, Best Buy, Caterpillar, FedEx, Home Depot, Niagara, PetSmart and UPS to name a few.

Residents filed numerous Right to Know requests with the township to seek additional information about this project.
On March 23, 2022, the Board of Supervisors approved a new Zoning Ordinance, Zoning Map, Subdivision and Land Development Ordinance, and Stormwater Management Ordinance.
This action changed the majority of the zoning in this area from I1-Light Industrial to I2-General Industrial, despite it being surrounded by many residential neighborhoods.
As a result of this approval, the zoning for 401 Mulberry Drive was changed from split-zoned as I1 and R1— to split-zoned as I2 and I1.
According to the new Zoning Ordinance, warehouses are not a permitted use within the I1 zone.
Existing businesses along Texaco Road were operating within the previous I1 zone—without the need for any additional zoning change.
